Four things to look for when choosing a coworking office

There are essentially four key components of any good coworking space, each needs to be present in some shape or form although there are of course variations on the theme according to location, target market and so on. These four things are connectivity, workspace, amenities and community; here we tackle them one by one.

Connectivity means a coworking environment that has high-speed, reliable wifi internet access and plenty of power connections to maximise productivity of the coworker community that takes up residence there. This is a sine qua non without which any new start-up or new business will struggle to operate. When setting up the Innovation Centre at Porto Montenegro for example, we involved the IT department in the very earliest stages of the planning process to ensure that the wifi in this part of the marina village would be unbeatable.

Just as obviously perhaps is the need for a productivity promoting workspace, be it with individual desks or communal tables such as at the Innovation Centre, or individual offices for small teams, separate meeting rooms or Skype booths for those important conference calls with clients. There are also so-called 'hot desks', or desks available for daily use by whoever wishes to sit there, as opposed to 'fixed desks' that are rented to one individual who can sit there on a regular basis, as if it were theirs.

Add to that comfortable seating options such as ergonomic chairs, mobility balls, a soft sofa for relaxation, perhaps an outdoor table for when the weather is fine, and a standing desk or two for those who prefer to work that way, all of which are in abundance at the Innovation Centre at Porto Montenegro.

Suitable lighting is also vitally important, typically with enough ambient light to facilitate comfortable working conditions combined with task lights at desk level, especially useful after dark in winter for example, when the white-blue of powerful LED lights overhead would be less than ideal, possibly even disrupting a coworker’s sleeping patterns.

From there we get into the space’s amenities, these will typically include a printer, bathrooms, maybe a shower or two, bike storage outside, tea and coffee facilities and any lifestyle extras such as nearby gym access for example, as offered at the Innovation Centre.

Finally, the community aspect is not to be under-estimated given how many entrepreneurs work alone, meaning they have limited interaction with others during their regular work day. We are all social animals after all and we need to feel part of some wider tribe or community and a coworking space is an ideal place to find it!

Expanding the horizon beyond the office’s members, an events program that targets the wider entrepreneurial scene in the local area is a great way to offer a meeting place for those who share similar interests, backgrounds and experiences in the start-up and freelance world.
